Ever­y­thing about the buil­ding appli­ca­tion

When is a buil­ding permit required?​​​

As a general rule, a buil­ding permit is required if the appearance of the property changes signi­fi­cantly. This can include privacy walls, various enclo­sures, walls, pergolas, pools or tool sheds. Plan­ning permis­sion is also required if a garden or indi­vi­dual trees are listed. Autho­ri­sa­tion may also be required for changes to the terrain. The details can be found in the buil­ding law of the respec­tive canton.

How long does an autho­ri­sa­tion proce­dure take?

There are two diffe­rent proce­dures here. Which proce­dure is followed is decided by the muni­ci­pa­lity.

For smaller projects, the Simpli­fied proce­dures. The autho­ri­sa­tion period is appro­xi­m­ately one month. The signa­tures of the neigh­bour­hood are required.

At the ordi­nary proce­dure the project is publi­cised. No signa­tures from the neigh­bour­hood are required. The dura­tion varies between one and six months, depen­ding on the muni­ci­pa­lity and the condi­tions.

In some cases, it may take longer, espe­ci­ally if objec­tions from neigh­bours or addi­tional expert opinions are required.

How does a buil­ding permit work?

The concept is sent to the buil­ding autho­ri­ties in advance in order to clarify the frame­work condi­tions and the cons­truc­tion process. 

We then prepare all the docu­ments and send them to the client for signa­ture. We inform the client about the status or take care of it if some­thing needs to be submitted later.

After plan­ning permis­sion has been granted, it is possible that minor condi­tions may need to be submitted subse­quently. The buil­ding permit is then issued and nothing stands in the way of reali­sing the garden design.

Cons­truc­tion project and dealing with the neigh­bour­hood

We recom­mend early commu­ni­ca­tion. A discus­sion with the neigh­bour­hood is always very helpful so that they are involved in the process. This can prevent possible objec­tions and ensures an open dialogue.
